About the Tool

What is Investchek?

Investchek is a rental property investment analysis tool for Arizona real estate investors and realtors. Enter any Arizona property address and instantly see estimated rental income across four strategies — Airbnb, long term rental, Furnished Finder, and Section 8 — along with mortgage coverage analysis, ROI calculations, and local short-term rental regulations.

What areas does it cover?

Investchek currently covers Arizona only, including Phoenix, Scottsdale, Tempe, Mesa, Chandler, Gilbert, Glendale, Peoria, Sedona, and Flagstaff. We plan to expand to additional states based on demand.

Is this financial advice?

No. Investchek provides estimates and analysis for informational purposes only. All revenue projections are based on comparable listings and market data and may not reflect actual results. Always consult a qualified financial advisor, accountant, or real estate professional before making investment decisions.

Who is this tool designed for?

Investchek is designed for buy-and-hold real estate investors evaluating rental properties, and for realtors who work with investor clients. It is not designed for house flippers, vacation home buyers, primary residence buyers, or commercial properties.

Does this work for multifamily properties?

Not currently. Investchek is designed for single family homes and calculates revenue based on a single bedroom and bathroom count. Multifamily analysis — where each unit may have different configurations — requires a different approach and is on our roadmap. Stay tuned.

The Analysis

How is the Airbnb estimate calculated?

We pull comparable Airbnb listings within approximately 2 miles of the subject property that have a similar bedroom count (±1 bedroom). We calculate the average nightly rate from those listings and apply a 65% occupancy assumption to estimate monthly revenue. If you enter a property manager percentage, that fee is deducted from the gross revenue. Monthly utilities are also deducted if entered.

Why does 65% occupancy seem low?

65% is a conservative industry average for Arizona STR markets on an annual basis. Peak season (January through April) occupancy can reach 80-90%, while summer months can drop to 40-50%. We use 65% as a baseline annual average. Seasonal averaging across multiple months is a planned feature.

Why do my results change each time I run the same address?

Airbnb rotates which listings appear in search results, and listing prices change frequently. Each search pulls live data so results may vary slightly between runs. The estimates are directional rather than precise — use them to compare strategies and identify ballpark income potential.

How is the Long Term Rental estimate calculated?

LTR estimates come from Rentcast, which analyzes recent comparable rental listings in the area based on bedroom and bathroom count. If you enter a property manager percentage, that fee is deducted. Monthly utilities are also deducted if entered.

How is the Furnished Finder estimate calculated?

We don't currently have direct Furnished Finder listing data. The estimate is calculated as the long term rental rate plus a 30% premium, which reflects typical medium term rental pricing for furnished properties. This is the same rule of thumb used by experienced MTR investors.

Where does the Section 8 / HCV data come from?

Section 8 payment standards come directly from the City of Phoenix and City of Chandler Housing Choice Voucher program published rates, effective January 1, 2026. Rates are specific to the ZIP code of the subject property. Other Arizona cities use HUD Fair Market Rents as a baseline. Always verify current rates with your local housing authority.

How is ROI calculated?

ROI is calculated as annual net income divided by total capital invested, expressed as a percentage. Total capital invested includes your down payment (or full purchase price for cash buyers) plus any renovation budget you enter. Net income is the monthly rental income minus your total monthly carrying costs (PITI + utilities).

Mortgage & Purchase Details

What is PITI?

PITI stands for Principal, Interest, Taxes, and Insurance — the four components of a typical monthly mortgage payment. Investchek calculates each component separately so you can see exactly where your money is going. HOA fees are added on top if applicable.

Where do the tax and insurance estimates come from?

We pre-fill property tax at 0.6% of asking price annually and insurance at 0.5% of asking price annually divided by 12. These are Arizona averages but your actual costs may vary. You can edit both fields to enter the actual amounts from the listing or your insurance quote.

What if I'm paying cash?

Toggle the "Paying cash" switch in the Purchase Details section. The mortgage fields will hide and your total monthly carrying costs will reflect just taxes, insurance, HOA, and utilities. ROI will be calculated based on the full purchase price as your invested capital.

What is the renovation budget field for?

If the property needs repairs or updates before renting, enter the estimated cost here. It is added to your total capital invested when calculating ROI, giving you a more accurate picture of your actual return.

Regulations & HOA

Where does the STR regulation data come from?

Regulation data is researched manually from official city websites and updated periodically. It covers license requirements, permit costs, owner-occupancy rules, and renewal periods for major Arizona cities. Always verify current regulations directly with your city before purchasing or listing a property.

What about HOA restrictions?

HOA rules are not included in Investchek because they are not publicly available in a structured format. Some HOAs restrict the percentage of homes that can be rented, require minimum lease terms of 6 or 12 months, or prohibit short-term rentals entirely. Always review the CC&Rs and confirm rental restrictions directly with the HOA before purchasing.

Can I cancel anytime?

Yes. Click "Manage Subscription" in the header after signing in and you can cancel through the Stripe customer portal. You'll retain access until the end of your current billing period.

Can I pause my subscription?

Subscription pausing is coming soon. In the meantime you can cancel and resubscribe when you need access again — your account and search history will be preserved.
